本片根据同名畅销书系列改编而成。故事的主人公是葛雷斯家的三姐弟。13岁的姐姐玛洛丽和9岁的双胞胎兄弟杰瑞及西蒙，在父母离婚后和妈妈一起搬到亲戚在乡下的一栋古老的大房子里，没想到在这里，竟发生了一连串稀奇古怪的事情：墙壁里不时传出怪异的沙沙声、玛洛丽的头发被莫名其妙的绑在床头上、西蒙养的蝌蚪在制冰盒里冻成了冰块、厨房被破坏得乱七八糟……为了调查家中的神秘事件，杰瑞在无意间发现了一间密室，也意外的在阁楼里找到一本记载精灵的怪书……书中记载的精灵都是真的吗？这三姐弟要如何面对这一切，勇敢的解开谜团和精灵打交道呢？
